Project Details:

This Ste Foy chalet construction involves the almost complete demolition of an existing chalet to create a new chalet built over 3 levels, with an increase in habitable space.  An additional storey will allow a dedicated entrance hall and improved access to the chalet and car parking for 4 vehicles.

Project Details:

For 2018, the first phase of a St Martin de Belleville Construction project with the building of two new build chalets.

Simon Jones has accepted this sensitive development for 2018.  The site has a chequered history with a previously failed construction attempt by other contractors and the site being the subject of a stop order.  The construction project was originally started in 2012 and the client has had a terrible 6 years of court cases, escalating costs and repeated disappointment at failed attempts to move the project forwards.

The two new build chalets will both have 4 bedrooms with ensuite bathrooms.  The whole project is subject to full compliance with RT2012.  Heating will be powered by an air source heat pump.

This St Martin de Belleville Construction project involves the excavation of the site, groundworks, foundations and construction of external walls in concrete.

This St Martin de Belleville Construction development has required extensive input and continued consultation with architects, structural engineers and ground study experts.

Challenges:

For 2018, a Courchevel Chalet Development to build a private ski chalet with internal swimming pool and spa complex in the heart of Courchevel Le Praz.  Change of use from a commercial premises to a private residence.

This Courchevel chalet development involves the almost complete internal demolition of an existing building to create a new private chalet built over 4 levels.  The entire roof structure will be removed to gain an increase in overall height, to add two Jacobean windows and finally to be finished and clad in a a new stone / slate roof using local lauzes.  The basement is to be dug out to allow the construction of a sunken 20m2 internal swimming pool and further spa facilities.  This will be a Kensington-style building project with all works hidden behind the existing facade.

The existing building commands a central position in the heart of Courchevel Le Praz.  The extensive nature of the construction & location adds a further complication with local vehicle traffic and the necessity to apply for road closures.

This Courchevel chalet development has required extensive input and continued consultation with structural engineers to achieve the project brief.  Extensive groundworks & excavation are required which will then allow the structural reinforcement of the foundations and lower structural walls to account for the additional loading created by a large swimming pool. Once the chalet structure has been secured the extensive internal renovations can commence.

Once the structural works are complete the chalet works will begin on an internal renovation with 6 bedrooms with en-suite bathrooms, games room, cinema, swimming pool and spa complex.  There will also be extensive external renovation with new bardage, balconies and stonework.

Undertaking a chalet renovation in France can be a daunting prospect – even for those that live in France year-round.  In France most tradesmen are specialists in one area and there is a real absence of what the British would consider ‘general contractors’ except for large commercial developments. In the absence of ‘general contractors’ there will always be the need for someone to manage, oversee and coordinate works to ensure that the contractors not only dovetail with one another but also do the chalet renovation works according to the clients specifications. Our client purchased this very tired and dated apartment of 120m2 on the route des chalets, Meribel in late summer giving us just 10 weeks to make it habitable by the beginning of the ski season.  In need of a general refurbishment and updating it required the coordination of 8 separate contractors in a very short space of time.  Removal of an old stone fireplace and replacement with wood burning stove and new chimney flue, new electrical board, new sanitary fittings. New floorings, carpet and painted throughout.  Brought in on time and on budget for our client.  Another successful Meribel Chalet renovation project for Simon Jones.

Projects within apartment blocks, always (and especially in Val d’Isere and Tignes), require the developer to tread carefully to keep all neighbours onside and to keep the co-prop happy during building works.  It’s vital to have someone to smooth over any misunderstandings and someone that neighbours feel they can approach in the event of a potential issue arising.  A professional maitre d’oeuvre gives neighbours this opportunity without having to confront what can seem to be unapproachable builders.
