Courchevel Chalet Development – Construction Project

Project Details:

For 2018, a Courchevel Chalet Development to build a private ski chalet with internal swimming pool and spa complex in the heart of Courchevel Le Praz.  Change of use from a commercial premises to a private residence.

This Courchevel chalet development involves the almost complete internal demolition of an existing building to create a new private chalet built over 4 levels.  The entire roof structure will be removed to gain an increase in overall height, to add two Jacobean windows and finally to be finished and clad in a a new stone / slate roof using local lauzes.  The basement is to be dug out to allow the construction of a sunken 20m2 internal swimming pool and further spa facilities.  This will be a Kensington-style building project with all works hidden behind the existing facade.

The existing building commands a central position in the heart of Courchevel Le Praz.  The extensive nature of the construction & location adds a further complication with local vehicle traffic and the necessity to apply for road closures.

This Courchevel chalet development has required extensive input and continued consultation with structural engineers to achieve the project brief.  Extensive groundworks & excavation are required which will then allow the structural reinforcement of the foundations and lower structural walls to account for the additional loading created by a large swimming pool. Once the chalet structure has been secured the extensive internal renovations can commence.

Once the structural works are complete the chalet works will begin on an internal renovation with 6 bedrooms with en-suite bathrooms, games room, cinema, swimming pool and spa complex.  There will also be extensive external renovation with new bardage, balconies and stonework.

Groundworks and Foundations

Ground studies / reports, structural engineer studies / reports, site clearance, excavation of bedrock, use of heavy plant and machinery, underpinning, removal of existing internal concrete slab.  Provision of new utility networks (electric, water & waste), new foundations / footings and screeds.

Exterior structure

Demolition of roof  structure.  Removal of stone / concrete chimney stack, recreation of chimney, modification of window openings, new windows in meleze / larch, new external wood cladding, balconies, stonework.

Interior fitting out

Extensive concrete cutting and removal of concrete stairs and walls.  Complete interior rebuild including all floors and walls. Electrical, plumbing, connection of services / utilities, internal walls, heating system, insulation, screeds, bathrooms, chimney flue, fireplace, flooring, entire internal fit out.
