Chalet Renovation Insurance – Assurance Dommage Ouvrage

  • For large building projects
  • Pays out immediately there is a claim
  • Applies from completion of building works
  • Rigorous requirements
  • Lasts for 10 years
  • Expensive

Chalet renovation insurance in the form of ADO is available to owners who are undertaking a chalet construction, build or renovation project in France.  The policy covers damage to the building starting at the moment of completion of works and lasts for a period of 10 years.  It runs in conjunction with the decennale insurance policies held by all the consultants and contractors involved in the project.  The advantage of this policy is that it will (apparently) settle immediately there is a claim rather than waiting for the presumably long-drawn out process of claim proceedure.  The policy is transferable to new owners should the property be sold within the 10 year period and is therefore attractive to buyers of a development project.  ADO is an obligatory insurance, however people who are building for their own use are exempt from the fines associated with non-compliance.

To be eligible for an ADO policy there are some rigorous requirements that need to be met:

  • Full architect’s mission
  • Building control study required
  • Full structural engineer’s drawings
  • Decennale insurance for all building contractors (a requirement in any case)
  • Appointment of building control technique

ADO insurance cannot be taken our once building work has started – it must be in place beforehand.  Chalet renovation insurance at this level can take up to 3 months to be put in place.
